This 12 foot wide house plan (The Pencil) features 2 bedrooms and 2 1/2 baths. It is designed for the unusual situation when a severely limited lot condition requires a home to be just 12 feet wide. Such plans can be quite livable as witnessed in the Canton neighborhood of Baltimore, MD, where such narrow homes touch their neighbor’s properties to become urban row houses.

FIRST FLOOR LAYOUT

The side entrance allows for optimal use of the living space. The front family room opens out onto a covered porch while the dining room opens out onto a private deck. The plan includes a first floor laundry room perfect for today's busy life style. The staircase is located in the center of the structure. This allows for the maximum natural light in the living areas

“Mustang” is a contemporary farmhouse design. It may be located in the suburbs, at the same time imagining a lifestyle of the country living, where wild horses might roam in the surroundings.

This is a true ranch style plan with 4 -BRs separated by the central living area with very high ceilings providing an open floor plan interior. The construction is affordable, the livability is easy; notice the Mudroom entering from the 3-car garage to a separate laundry room, the huge pantry, and a convenient exit from the Kitchen to a raised patio for an outdoor kitchen and entertaining. The MBR is huge and the master closet serves as a dressing room between the bedroom and Master Bath.

The SIMONE is a model house plan stylized as a Carpenter Gothic cottage.  The “carpenter” label may originate from a rural fascination with Victorian charm created by country craftsman without the workmanship refinements and resources of urban contractors of the times.  Our architectural idea for this little house is reminiscent of the famous portrait painting by Grant Wood called American Gothic; the house is in the background of the farmer holding a pitchfork with his wife standing at his side.

The floor plan is current with today’s open plan lifestyle, a departure from the original versions of the bungalow plans of the early 1900’s. The architectural appearance of the house is very similar to those plans published in the Craftsman magazine published by Gustav Stickley, for whom this house is named. He was a furniture maker and leading proselytizer for the American Craftsman Movement.

The BURBAGE Bungalow plan is named for the Burbage Grant neighborhood in the large suburban community adjacent to the scenic James River in Suffolk, VA.  The eight various neighborhoods that make up Burbage Grant real estate offer a good selection of home prices and styles.

We think our compact 4-bedroom home would look great on one of the urban streets that overlooks Lake Champlain.  A variation of the
this plan could be created to include a basement that would make it ideal for its namesake.

The styling of this 4 Bedroom residence is reminiscent of another house in Chilmark designed by Robert A.M. Stern, renowned architect.  Our design is a smaller and folksier variation with similar column details and minimal cornice treatment.  Some photos of the Stern house, posted here, show the elements that have been re-interpreted into our model house plan design. He is credited with coining the term “modern traditionalist” to characterize the objective of his more recent single-family home designs.  We think our CHILMARK style could be called “casual traditionalist”.

The Church Point Carriage House offers a separate bedroom and bath as well as a complete kitchen facility. This design would be perfect for extended family or a care giver's cottage.

The CULPEPPER BUNGALOW is a craftsman style architectural design.  It is a one-story plan with a side yard porch for access to a driveway that would be located on the side of a 50-foot lot where a detached garage lies at the rear yard of the property.  The side entry to the Kitchen is not only convenient to the household is works for extended family gatherings on the driveway, back yard and picnicking in the garage as well.  The layout is reminiscent of a time when affordable living in “small town” America was simple and neighbors were welcomed at the back door.

All of our plans can be customized for individual homeowner requirements.  This model is ready-to-build and engineered for permits in Chesapeake, Virginia.  It has three-bedrooms, 2 baths, a front sitting porch and covered side yard porch.  The exterior wall material is low maintenance synthetic shingles.  The total living space in this model is less than 1,350 SF, arranged for open plan living with good closet storage space throughout.  We have many other model plans to choose from.  They can be seen on our website, including many two-story plans that are similarly styled for “small town” America.

Evergreen Lake, a popular recreation area, was created by damming Bear Creek in 1927. It sits above downtown Evergreen, which includes a mix of historic buildings and local businesses, including the well-known entertainment venue and restaurant The Little Bear.

In the winter, ice skating is offered at Evergreen Lake. The skating season usually runs from mid-to-late December (approximately Christmas) to late March depending upon ice thickness and weather. Evergreen Lake is the venue of the annual Skate the Lake celebration that takes place on New Year's Eve.^[11]

The plan lives large with four bedrooms and an efficient layout that keeps the overall size at 2,300 SF.  The style of this design is historically patterned after a variant of Victorian homes made famous by an architectural historian named Charles Eastlake in the 1860’s.  The style is well document and now bears his name, also know as Victorian Stick style.  It is often typified by half-timbered boards that create panels on the clapboard siding.  Our model plan shows this detailing on the box bay that projects over the garage door to further distract attention from the garage itself.

Who can deny that the name Gabriella denotes femininity and elegance, perhaps a Victorian Femme fatale.   We noticed in an article in Architectural Digest some years ago where an owner by the name of Michael and Gabrielle Boyd were featured with their home by the famous Brazilian architect Oscar Niemeyer, supposedly the only house he designed in this country.  We credit the owners of the Niemeyer house with our name selection of this urban plan.  (Boyd is not as sexy as Gabrielle.)

This little house would be a good neighbor to the tiny Galveston cottage we found advertised on the internet.  It has inspired the name for our cottage plan.  We found a quaint cottage for rent at 1111 14^th Street in Galveston Island.  It was built in 1875, located five blocks from the beach and one block from the historic Bishops Palace and Sacred Heart Church.  The rental cottage has rave reviews, all 5 stars.  Our plan is a popular model that is built in many coastal communities around the country.

The Portland is the identical floor plan but with an attached garage

The second floor Master Bedroom has two closets and a Master Bath with a separate tub and shower, very luxurious for sheriff Andy Taylor who married Helen in an episode that was the “the highest rated TV program in history” at the time, 1968.  They moved away from Mayberry in the story line, perhaps to a house more like our model.  They might have raised a brood of kids for a four-bedroom house like this one.

Oakwood was a name chosen for this house, as reminiscent of Arts and Crafts or Craftsman style homes, introduced in the early 20th Century as an American tradition, although the artistic concept originated in England. Oak is a wood species of choice for interior finishing in such a house, due to its durability and prominent graining patterns. Oakwood also turns out to be a name of the largest residential contractor in Denver, Colorado, Oakwood Homes; no doubt inspired by the same connotations as our own name choice.

The name of this Victorian style model house plan is The ORION for the prominent star constellation that was named in Greek mythology and has been visualized by various ancient artists over the centuries in many different forms.  This plan is ideal for a downtown property with the attached garage set back deeply from the street.  A unique feature is that the door entry into the ROG is provided at the landing of the main stair.  This allows for very convenient access to either the first or second floor, ideal as a recreation room, a guest room, hobby room, office, etc. 

In a two-car garage variation of this plan an additional bathroom can be provided in the ROG providing a semi-private suite for an elderly family member.  Like the mythological Orion constellation this model plan can be executed in a wide variety of forms to suit long term occupancy and good home-owner value.  Variations exist in many cities across the country, including a version with a basement.

At only 40 feet wide, this is the perfect house for a narrow urban lot.

The Kane Bungalow is the identical floor plan minus the attached garage.

Our four-bedroom house plan has an independent bedroom on the first floor for an aging family member as well as a family gathering room for games and hobbies over the two-garage garage that is reached by a back stair as well as the main hallway of the house.  Our photos show the house built on a lake at the rear of the property with a pastoral setting as seen from the screened porch located just outside the kitchen and accessible from the hall to the first floor bedroom.

The plan features an affordable layout of 2,227 SF on the first floor with 3 bedrooms and 2.5 baths.  There is a screen porch provided that is located next to the Kitchen and Family Room.  The three-car garage is side-loaded for privacy and maximum storage space. An optional ROG (room over garage) can be finished for an additional 600+ SF of living area.  This is an ideal plan for a family with young children or a household looking for a semi-private quarters (ROG) for aging parents.  This plan can be adapted for any custom suburban property.

The original bungalow style house designs were one-story plans, having just two bedrooms on the ground floor.  There was only one bungalow style home that Sears marketed with a second floor.  It was called The ARLINGTON, No. 145.  Our design provides three bedrooms on the second floor while maintaining the low roof slope, shed dormer windows and full front porch that is characteristic of the American Bungalow style home.  The master bedroom is on the ground floor at the rear of the house. 

From 1908–1940, Sears, Roebuck and Co. sold about 70,000 - 75,000 homes through their mail-order Modern Homes program. Over that time Sears designed 447 different housing styles. Our SEARS four-square is a quintessential single-family home of the era, a three-bedroom design with an open floor plan that lives large for its compact size.

Sears was not an innovative home designer. Sears was instead a very able follower of popular home designs but with the added advantage of modifying houses and hardware according to buyer tastes.  Customers of Sear’s Modern Home program had the freedom to build their own dream houses, and Sears helped realize these dreams through quality custom design and favorable financing.  At GMF+ we are able to customize traditional architectural designs for individual home owners.

Sophia is reminiscent of Italianate Victorian residential architecture that is an American invention in the 1840’s to conjure an image of an Italian villa in Europe.  Our plan is among the painted lady series of Victorian homes that are offered for redevelopment of vintage urban streets to maintain a character those neighborhoods.  We are not ashamed to say that the name Sophia is inspired by the alluring Italian actress Sophia Loren.

“Usonian” is a term Frank Lloyd Wright adopted from journalists early in his career to distinguish the United States as a nation among the Americas of the Western Hemisphere: as the Nation of combined States, Usonia.  He applied the term to his designs for affordable homes he envisioned on a massive scale for the American middle class.

Our model home is vaguely reminiscent of the architectural proportions of FLW’s prairie style residences.  His Usonian homes were single-story dwellings, located on properties outside the central cities that he believed were destined to become obsolete.  He was wrong on his vision of the destiny of urban environments as an ideal place to live.  This house plan is designed for a narrow lot on an urban neighborhood street with a car parked behind the house or in an optional attached garage next to the house.

With just over 3,000 SF total, this house plan has three spacious second floor bedrooms, including a generous master bedroom suite. The open living arrangement on the first floor is perfect for family gatherings and entertaining. The first floor bedroom offers great flexibility for use as an office, or craft room.
