<p>This 12 foot wide house plan (The Pencil) features 2 bedrooms and 2 1/2 baths. It is designed for the unusual situation when a severely limited lot condition requires a home to be just 12 feet wide. Such plans can be quite livable as witnessed in the Canton neighborhood of Baltimore, MD, where such narrow homes touch their neighbor’s properties to become urban row houses.</p>
<h2>FIRST FLOOR LAYOUT</h2>
<p>The side entrance allows for optimal use of the living space. The front family room opens out onto a covered porch while the dining room opens out onto a private deck. The plan includes a first floor laundry room perfect for today's busy life style. The staircase is located in the center of the structure. This allows for the maximum natural light in the living areas</p>
<h2>SECOND FLOOR LAYOUT</h2>
<p>The upstairs bedrooms are situated at either end of the structure with access to their own bathroom. The master bathroom being en suite. The guest bathroom being accessible from both the hallway and the guest bedroom.</p>

<p>The floor plan is current with today’s open plan lifestyle, a departure from the original versions of the bungalow plans of the early 1900’s. The architectural appearance of the house is very similar to those plans published in the Craftsman magazine published by Gustav Stickley, for whom this house is named. He was a furniture maker and leading proselytizer for the American Craftsman Movement.<br />

            <description><![CDATA[<p>Our model house name for <b><span style="text-decoration: underline;">The BURLINGTON</span></b> is not named for the coat factory but for the largest city in Vermont that was ranked by <i>Forbes</i> magazine in 2010 as one of the "prettiest" towns in America.  In 2007, the city was named one of the top four "places to watch" in the United States by <i>AARP</i>. The ratings were based on what was perceived as ideal qualities for older residents. Criteria included the factors which make a community livable: new urbanism, smart growth, mixed-use development, and easy-living standards.  In 1978 the ice cream enterprise <i>Ben &amp; Jerry’s</i> was founded in Burlington in a renovated gas station.</p>
<p><img class="alignright" src="https://gmfplus.com/wp-content/uploads/2014/10/burlington-300x250.jpg" alt="burlington" width="210" height="175" />We think our compact 4-bedroom home would look great on one of the urban streets that overlooks Lake Champlain.  A variation of the<br />

He is credited with coining the term “modern traditionalist” to characterize the objective of his more recent single-family home designs.  We think our CHILMARK style could be called “casual traditionalist”.</span></p>

            <description><![CDATA[<p>The name of this model house plan is inspired by CULPEPPER LANDING, a subdivision of single-family and townhomes located in Chesapeake, Virginia, in the historic Deep Creek area.  The homes there are typically styled to neighborhood living in what the developers refer to as “small town” America, to provide neighborhoods for middle class families where many of the homes have front sitting porches, cars and garages out-of-view of the streets, featuring neighborhood parks and natural spaces, walking trails, and public playgrounds.</p>

<p>The CULPEPPER BUNGALOW is a craftsman style architectural design.  It is a one-story plan with a side yard porch for access to a driveway that would be located on the side of a 50-foot lot where a detached garage lies at the rear yard of the property.  The side entry to the Kitchen is not only convenient to the household is works for extended family gatherings on the driveway, back yard and picnicking in the garage as well.  The layout is reminiscent of a time when affordable living in “small town” America was simple and neighbors were welcomed at the back door.</p>

<p>All of our plans can be customized for individual homeowner requirements.  This model is ready-to-build and engineered for permits in Chesapeake, Virginia.  It has three-bedrooms, 2 baths, a front sitting porch and covered side yard porch.  The exterior wall material is low maintenance synthetic shingles.  The total living space in this model is less than 1,350 SF, arranged for open plan living with good closet storage space throughout.  We have many other model plans to choose from.  They can be seen on our website, including many two-story plans that are similarly styled for “small town” America.</p>

<p>In the winter, ice skating is offered at Evergreen Lake. The skating season usually runs from mid-to-late December (approximately Christmas) to late March depending upon ice thickness and weather.             <description><![CDATA[<p>The <strong>GABRIELLA</strong> model plan is designed for a narrow lot urban, for an in-fill property where the front-loading garage can be tolerated by the architectural reviewers that would prefer to maintain street fronts that are free of cars.  There are times when there is no alternative and the planners and historical committees do relent.  The <strong>GABRIELLA</strong> maintains the front porch for sitting and meeting the neighbors.  The canopy over the garage door is a detail that embellishes the façade of this house to improve its eye appeal for historical purists.</p>
<p>The plan lives large with four bedrooms and an efficient layout that keeps the overall size at 2,300 SF.  The style of this design is historically patterned after a variant of Victorian homes made famous by an architectural historian named Charles Eastlake in the 1860’s.  The style is well document and now bears his name, also know as Victorian Stick style.  It is often typified by half-timbered boards that create panels on the clapboard siding.  Our model plan shows this detailing on the box bay that projects over the garage door to further distract attention from the garage itself.</p>
<p>Who can deny that the name <em>Gabriella</em> denotes femininity and elegance, perhaps a Victorian <em>Femme fatale</em>.   We noticed in an article in Architectural Digest some years ago where an owner by the name of Michael and Gabrielle Boyd were featured with their home by the famous Brazilian architect Oscar Niemeyer, supposedly the only house he designed in this country.  We credit the owners of the Niemeyer house with our name selection of this urban plan.  (Boyd is not as sexy as Gabrielle.)</p>

            <description><![CDATA[<p><strong>Mayberry </strong>is our name for this plan model, after the fictional small town made famous by Andy Griffith, in the late 1960’s.  Aunt Bee probably had a lot smaller Kitchen in which to make her peach pie than in our version of Mayberry.  This Kitchen is completely open to the Family Room with a huge bar for sitting and including large family gatherings.  Family and friends can also visit on the front porch or the screened porch on the back of the house.</p>
<p>The second floor Master Bedroom has two closets and a Master Bath with a separate tub and shower, very luxurious for sheriff Andy Taylor who married Helen in an episode that was the “the highest rated TV program in history” at the time, 1968.  They moved away from Mayberry in the story line, perhaps to a house more like our model.  They might have raised a brood of kids for a four-bedroom house like this one.</p>

            <description><![CDATA[<p><span style="font-family: Arial; font-size: small;">The <strong>OLD VIRGINIA</strong> is a great duplex plan for a small lot.  It provides three decent bedrooms on the second floor with a first floor living space in a 22’ x 40’ footprint.  It provides an optional Master Suite on the third floor as shown in our model drawings.  The plan could be built as a single family unit for a super narrow lot such as many old urban neighborhoods.  Parking works well on the side of the house where the front door is located.  When two units are built attached, side by side, the duplex will fit on a lot as small as 70 feet x 60 feet, with the long side facing the street.  This configuration would allow 12-0 feet of side yard parking for each unit.  If the development lot was narrow and deep, say 100 feet deep by 65 feet wide, the duplex can be rotated to allow a driveway on one side to reach two parking spaces on the far unit and two in the front unit.  We call our model OLD VIRGINIA, not because of the architecture, but because in Virginia Beach there are many old deep narrow lots that are zoned for duplexes.  The siting of this duplex on a narrow lot offers some great options and the floor plan offers three or four bedrooms for condo sales or apartments.<br />

            <description><![CDATA[<p><span style="font-family: Times New Roman; font-size: medium;">Our model plan The Prairie Pond is certainly reminiscent of The <b>Prairie</b><b> School</b> residential architecture.  The style is uniquely American in its origin, characterized by open plans, horizontal lines, and the use of indigenous materials.  Some of the same features are related to the American Arts and Crafts movement where hand craftsmanship, simplicity, and functionality was promoted as a lifestyle of self-sufficiency.  The style typically includes flat or hipped roofs with broad overhanging eaves, windows grouped in horizontal bands, integration with the landscape, solid construction, and a disciplined in the use of ornament. </span></p>
<p><span style="font-family: Times New Roman; font-size: medium;">Our four-bedroom house plan has an independent bedroom on the first floor for an aging family member as well as a family gathering room for games and hobbies over the two-garage garage that is reached by a back stair as well as the main hallway of the house.  Our photos show the house built on a lake at the rear of the property with a pastoral setting as seen from the screened porch located just outside the kitchen and accessible from the hall to the first floor bedroom.  </span></p>

            <description><![CDATA[<p><span style="font-family: Times New Roman; font-size: medium;">There were only a few bungalow style designs among the more 447 different house styles that SEARS and ROEBUCK marketed in its catalog of house plans between 1908 and 1940.  Arts and Crafts residential architecture was in its heyday at the time and bungalow homes epitomized the lifestyle and décor that was popularized in the CRAFTSMAN magazine, published by Gustave Stickley at the time.</span></p>

<p><span style="font-family: Times New Roman; font-size: medium;">The original bungalow style house designs were one-story plans, having just two bedrooms on the ground floor.  There was only one bungalow style home that Sears marketed with a second floor.  It was called The ARLINGTON, No. 145.  Our design provides three bedrooms on the second floor while maintaining the low roof slope, shed dormer windows and full front porch that is characteristic of the American Bungalow style home.  The master bedroom is on the ground floor at the rear of the house.  </span></p>

            <description><![CDATA[<p>In the early 1900's Sears, Roebuck and Co. published annual catalogs of "kit house" designs. Model house plans were illustrated by a handsome prospective drawing showing the style of the home and complete floor plan. Ordering a design from the catalog bought the consumer not only the plans but the entire lumber package, precut to erect the house. An industrious home owner could erect the house from the directions provided, without the assistance of a contractor. The purchase also included roof shingles, siding, finishing materials, plumbing fixtures, etc. all delivered to the building site.</p>

In 2009 the residential building code was changed to allow a finished attic on a fourth floor, not be counted as living space, no matter the ceiling height or finishes. The master bedroom and bath on the fourth floor was considered an attic since in was built under the roof, providing a wide dormer for additional headroom, light and ventilation and to be able to see the resort beach sunbathers across the street. The SUNKIST is named for the nickname of the Virginia Beach developer who commissioned this project. It was designed for an extremely compact site, on a very narrow street, appropriately named 26-1/2 Street.</p>

            <description><![CDATA[<p><span style="font-family: Times New Roman; font-size: medium;">The USONIAN is an affordable three-bedroom home designed for a narrow urban lot.  It would be ideal house for a starter family with an eye for architectural style especially suited to contemporary tastes while blending into a traditional neighborhood street.  Redevelopment Housing Authorities that prescribe pattern book house plans for their infill RFP lots would do well to introduce The USONIAN into the mix for a bit of historical variety.</span></p>
<p><span style="font-family: Times New Roman; font-size: medium;">“Usonian” is a term Frank Lloyd Wright adopted from journalists early in his career to distinguish the United States as a nation among the Americas of the Western Hemisphere: as the Nation of combined States, Usonia.  He applied the term to his designs for affordable homes he envisioned on a massive scale for the American middle class. </span></p>

<p><span style="font-family: Times New Roman; font-size: medium;">Our model home is vaguely reminiscent of the architectural proportions of FLW’s prairie style residences.  His Usonian homes were single-story dwellings, located on properties outside the central cities that he believed were destined to become obsolete.  He was wrong on his vision of the destiny of urban environments as an ideal place to live.  This house plan is designed for a narrow lot on an urban neighborhood street with a car parked behind the house or in an optional attached garage next to the house.</span></p>
